According to the requirements for the construction of the grand tourist ring route in west Yunnan and in the form of self-driving, the project aims to create a high-scale and high standard international travel camp with a high starting point, covering high-end vacations, diversified and multi-level travel destinations for retreat and wellness, health care, leisure and vacation, with self-driving camps and residential facilities, which will meet the needs of future Lijiang tourism development and add a strong boost to Lijiang tourism industry to take off again. The planned area of the project is 4,821 mu, with a construction area of 779,800 m², and a five-star self-driving camp will be built. The construction duration is from 2020 to 2028.

Project Construction Content: Self-driving Camp Comprehensive Service Area (tourist service center, international caravan camp, tent camp, container camp, outdoor club, family parent-child playground); Ecological Camp Area (forest theater, youth YOUNG tribe, performance center, music courtyard, Culture Water Street, Forest Chalet, Forest Square Street, Forest SPA, Hot Spring Hotel and Mid-Levels Hotel); Ecological Health Resort (Forest Hotel, Snow-Mountain Hotel, Tourism Museum, Living Facilities, Health Care and Wellness Yard, B&B Inn).

Supporting Conditions

Advantages and opportunities: Snake Mountain is a hill with high forest coverage and a good natural environment. It is about 4 km away from Dayan Ancient City, about 30 km away from Yulong Snow Mountain, 1 km away from Yulong County, 1.5 km away from the high-speed railway station, and about 17 km away from Lijiang Airport. The project area can be expanded in a large scope.

Preliminary preparations: The feasibility study report and project filing have been completed, and the relevant procedures of the project are in the process of being submitted for approval.

Investment Estimate and Fund Raising

Total investment of the project: RMB 10.76 billion, with an initial investment of RMB 1.5 billion.

Fund Raising: The owners raise RMB 6.46 billion by themselves, and apply for a bank fixed asset investment loan of RMB 4.3 billion.

Market Prediction (Analysis)

Lijiang is an important transportation gateway and tourist distribution center in the Grand Tourist Ring Route in West Yunnan. As the only tourist destination with three world heritages in the ring, Lijiang was once the main driving force for tourism in Yunnan Province. Under the new strategic opportunity, Lijiang is bound to assume the leading role again and become the benchmark and high ground for strengthening the construction of transportation infrastructure and improving the comprehensive tourism service system in the Grand Tourist Ring Route in West Yunnan. The project takes "camp parks, forest camps, self-driving services, vacation and leisure" as its key products, and "international travel camps" as its focus, and comprehensively builds an international tourist destination camp product system. With the goal of building a "destination camp on the grand tourist ring route in west Yunnan" and a "tourist service supporting facility camp with international standards", it will eventually become a world-renowned international travel camp.

From the preliminary financial analysis of the project, the financial internal rate of return of the project is 7.12%, the financial net present value is RMB 550.55 million, and the static investment payback period is 13.5 years. The project has a good input-output ratio.
